Landlords in Victoria must give tenants at least 60 days’ notice of any rent increase, using the ‘Notice of rent increase to tenant/s of rented premises’ form

Steps to complete

There are number of reasons landlords would need to enter their property. Landlords in Victoria have the right to enter their property between 8:00 am and 6:00 pm on any day except public holidays, for one of the reasons stated on Consumer Affairs Victoria, if they give the tenant 24 hours’ written notice.

  • Fill in the form regarding your reason for entry
  • Deliver the form to the tenant by post or personally hand deliver the form

Bond Change of Owners VIC

If a new owner takes over the management of a leased property, both the previous and new landlord must complete and sign a Landlord Transfer Form.

Steps to complete

  • To complete a Landlord Transfer Form click the link above to access RTBA online
  • Ensure popups are enabled, enter your bond ID and family name
  • Select ‘landlord’ and then ‘search’
  • Follow the prompts to generate a Landlord Transfer Form
  • Make sure both the previous and new landlords have signed the form
  • Mail the completed and signed form to RTBA, Locked Bag 007 Wendouree VIC 3355

Tips

  • Landlord Transfer forms must be sent to the Residential Tenancies Bond Authority (RTBA) within five business days of the changeover

Bond Change of Tenants VIC

Bond Change of Tenants VIC

In Victoria if a tenant or resident changes during the lease the landlord and the incoming, outgoing and any continuing tenant or resident, must complete and sign a Tenant Transfer form to change ownership of the bond.

Steps to complete

  • To complete a Tenant Transfer Form click the link above to access RTBA online
  • Ensure popups are enabled, enter your bond ID and family name
  • Select ‘landlord’ and then ‘search’
  • Select ‘Transfer this Bond’ and follow the prompts
  • Once you have completed the form, print, sign and pass onto tenants to sign
  • Mail the completed form to RTBA, Locked Bag 007 Wendouree VIC 3355

Tips

  • The RTBA does not make part-repayments on bonds. Adjustment of contributions to the bond between outgoing and incoming tenants or residents is a private matter between those parties. The RTBA will only record the name of the new tenant or resident.
  • Tenant Transfer forms must be sent to the Residential Tenancies Bond Authority (RTBA) within five days of the new tenant or resident moving in.

In Victoria when your tenancy or residency ends, a Bond claim form will need to be filled out and submitted to the Residential Tenancies Bond Authority (RTBA).

  • Follow their step by step guide to have a Bond Claim Form generated for you
  • Complete the form correctly and double check your bank account details

Tips

  • If you give the RTBA your bank account details, the Bond Claim form is filled in correctly, and the payee signature can be matched against the Bond Lodgement or Tenant Transfer form, you should have your bond returned in two to three business days.

To lodge a bond in Victoria landlords will landlord will need go through the Residential Tenancies Bond Authority.

Tips

  • Both yourself and the tenant will receive an RTBA receipt within 15 days.

Condition Report Template VIC

Condition Report Template VIC

The Condition Report Victoria sets down, on a room-by-room basis, the exact contents and condition of the premises at the beginning of the tenancy.

Steps to complete

  • Download the report and complete within a week of the tenant moving in.
  • Sign the report.
  • Give a copy of the report to the tenant. Get them to initial each page to confirm they have received it.
  • The tenant must return a signed copy with their comments and any supporting evidence to you within three business days of moving in.
  • If you do not agree with the tenant comments we recommend meeting at the property to agree on the condition before providing the tenant with a final copy of the report.
