This means that a property owner/agent cannot come onto the property whenever they choose. Certain rules apply when visiting the property.

  • Read through the form THOROUGHLY and confirm if you need to give written notice to your tenant and when you need to give this notice to your tenant
  • Complete the form
  • You can either send a copy of the form to your tenant by post or hand deliver the form directly to them

Tips

  • It is always a good idea to negotiate a time to visit the premises with the tenant before completing this form however it is not necessary

Residential Tenancy Agreement NT

The Residential Tenancy Agreement is a legally binding contract and should be signed by the tenant and landlord prior to handing over the keys.

Steps to complete

  • Download the contract
  • Complete all the sections on the computer (except for signing)
  • Add any Special Conditions directly within the document
  • Send a copy to the tenant to review and sign
  • Receive the signed lease agreement back from the tenant and sign it yourself
  • Provide a complete signed copy of the Lease Agreement back to the tenant within 14 days of the agreement being entered into.

Tips

  • If you meet with your tenant in person to sign the lease, request the tenant to sign the bond lodgement form and your completed condition report at the same time.

Condition Report Template NT

The Condition Report NT sets down, on a room-by-room basis, the exact contents and condition of the premises at the beginning of the tenancy.

Steps to complete

  • Download the report and complete within a week of the tenant moving in.
  • Sign the report.
  • Give a copy of the report to the tenant within 3 business days of the lease starting. Get them to initial each page to confirm they have received it.
  • The tenant must return a signed copy with their comments and any supporting evidence to you within 5 business days of receiving it.
  • If you do not agree with the tenant comments we recommend meeting at the property to agree on the condition before providing the tenant with a final copy of the report within 5 business days.
