Bond Refund ACT

An application for a refund of a bond is usually made after the completion of the tenancy. Once the refund has been released from ACT Rental Bonds, the refund is deposited into the tenant’s account.

Steps to complete

  • Download or print the Bond Refund Form above
  • Complete and sign the form
  • Hand over to your tenant so they can review, complete and sign.
  • Send the completed Bond Refund form via email to rb@act.gov.au or posted to ACT Rental Bonds, GPO Box 158, Canberra ACT 2601
  • The Australian Capital Territory Civil & Administration Tribunal (ACAT) orders the full, or part of the bond be paid to either party.

Tips

  • Fully completed refund of bond forms are processed within 10 business days. Incomplete application forms will delay processing times.

Anyone who has contributed to a bond, and whose signature is shown on the Bond Lodgement Form, is entitled to claim back their portion of the bond at the end of a tenancy.

Steps to complete

  • Download, print and fill out the ‘Property Owner’ sections
  • Hand over to your tenant to fill out the ‘Tenant’ sections
  • Both landlord and tenant must then sign the form
  • Lodge the form at any Service Tasmania shop or post/fax to Rental Deposit Authority, PO Box 56, Rosny Park TAS 7018. Fax: 1300 737 487

Tips

  • Everyone who contributed to the bond will be notified when the Rental Deposit Authority receives a claim. It is important that you provide your current contact details, so you receive the notification.

In South Australia at the end of the lease you can organise a bond refund through Residential Bonds Online (RBO) if you are registered or you can use the bond refund form below.

Steps to complete

  • If you are not registered at Residential Bonds Online simply download the Bond Refund Form above
  • If you are registered at RBO make sure your tenant’s email address is entered onto the system
  • Lodge your bond refund online through your account at RBO

The ‘Joint Application for Disposal of Security Bond’ form should be completed and signed by both parties when there is no dispute over the condition of the property on handing it back to the lessor or all parties have agreed how the bond money should be divided to pay for any costs for which the tenant may be liable at the end of the tenancy.

Steps to complete

  • Generate/complete the Joint Application for Disposal of Security Bond form above
  • Have the form signed by tenant
  • Submit the form to the Bond Administrator by post, email (bondadmin@commerce.wa.gov.au) or in person.

Tips

  • Make sure the disposal form is filled in correctly before signing it. NEVER sign a blank or partially completed form

Bond refund requests are made to the Residential Tenancies Authority using a Refund of rental bond. The form below should be completed when the tenancy agreement has ended.

Steps to complete

  • Download the ‘Refund of rental bond’ form above
  • Complete the form correctly
  • Lodge the form online here or forms can also be posted to: RTA, GPO Box 390, Brisbane Q 4001

Tips

  • Only original, signed forms should be submitted to the RTA. Faxed, emailed or photocopied forms will not be accepted.

In New South Wales once your final inspection has been completed and you agree on how the bond is to be paid out you must sign a ‘Claim for Refund of Bond Money’ form.

Steps to complete

  • Download the ‘Claim for Refund of Bond Money’ form above
  • Complete the form correctly
  • Hand the form to the tenant to lodge with Fair Trading or lodge it yourself

Tips

  • If you have a Rental Bonds Online account you can submit a claim for bond refund online. If you wish to submit the claim, you can do this by logging into Rental Bonds Online and accessing your bond details. Click on ‘Submit a claim’ and follow the instructions

In Victoria when your tenancy or residency ends, a Bond claim form will need to be filled out and submitted to the Residential Tenancies Bond Authority (RTBA).

Steps to complete

  • Click ‘Arrange a bond refund’ above to goto the Residential Tenancies Bond Authority
  • Follow their step by step guide to have a Bond Claim Form generated for you
  • Complete the form correctly and double check your bank account details

Tips

  • If you give the RTBA your bank account details, the Bond Claim form is filled in correctly, and the payee signature can be matched against the Bond Lodgement or Tenant Transfer form, you should have your bond returned in two to three business days.
