Bond Change of Tenants TAS

If more than one tenant is listed on a Bond Lodgement form, and a tenant changes during the lease, the outgoing tenant’s bond contribution must be transferred to the new tenant. The landlord must agree with the arrangement before it can go ahead. The landlord, the tenant moving in and the tenant moving out must complete a Tenant Transfer form.

Steps to complete

  • Download the Tenant Transfer form
  • Complete all the sections of the form
  • The form must be signed by the landlord, continuing tenants, incoming tenants and outgoing tenants
  • Once the form is complete it can be lodged at any Service Tasmania Shop or posted to the Rental Deposit Authority, PO Box 56, Rosny Park TAS 7018.

Tips

  • The outgoing tenant’s portion is then transferred to the incoming tenant’s name. No money will be released by the Rental Deposit Authority (RDA) until the end of the tenancy agreement. It is up to the tenants moving in and out to exchange the bond money.

Tips

  • The ACT Revenue Office does not refund any funds to outgoing tenants to the bond upon lodgement of this form. Any outgoing tenants should not sign this form unless the incoming or remaining tenants have paid them their share of the bond.

In South Australia if there is a change in tenants you will need to either update the details on the lodged bond through Residential Bonds Online or you can fill out a ‘Change of Tenants’ form

Steps to complete

  • If you have a Residential Bonds Online account you can log into your account through the link above and make your tenant changes there.
  • If you are unable to use Residential Bonds Online you can download the ‘Change of Tenant’ form above
  • Fill out the form and make sure the Landlord, tenants moving in and previous tenants sign the form
  • Once the form is complete send it to Customer and Business Services

Bond Change of Tenants WA

A security bond in Western Australia may need to be changed for a variety of reasons. In this case if one or more of the tenants in a shared household has moved out or a new tenant has moved in the bond will need to be updated to add new tenants or remove previous tenants.

Steps to complete

  • To generate a form to change over the tenants on the bond click the link above
  • Complete the Rental Property Details and then select ‘Tenant Changes’
  • You will then be able to choose whether you would like to add or remove a tenant or both
  • Once you have filled out the generated form click ‘Validate’ and print or download the form
  • The landlord, tenants moving in and out must all sign this form
  • Once the form has been completed and signed send it to Bond Administrator by post, email (bondadmin@commerce.wa.gov.au) or hand it in in person.

  • Find out more about Changing a Bond here.
  • It is recommended by the Department of Mines Industry Regulation and Safety that the entire bond is paid out by completing a Joint Application for Disposal of Security Bond form. This ensures the departing tenant/s are paid any monies owed. Alternately, the vacating and incoming tenant/s can settle any monies owed as a private matter by passing bond money between themselves. Once all parties are satisfied the bond has been settled, a Variation of Security Bond form can be used to notify the Bond Administrator of the change in tenant names.

When tenants change and the rental bond arrangements change during a tenancy a ‘Change of Bond Contributors’ form must be sent to the Residential Tenancies Authority.

Steps to complete

  • Download the Change of Bond Contributors form above
  • Complete all the sections on the computer or print out the form and fill in all sections
  • The landlord, tenants leaving, tenants staying and new tenants MUST sign this form
  • Once the form is complete email a scanned completed form to bonds@rta.qld.gov.au (size limit 5MB) or
    post to RTA, GPO Box 390, Brisbane Q 4001

Tips

  • The tenant/s leaving will also need to get their share of the bond from the tenant/s moving in or those remaining.
  • The RTA needs an accurate record of who has contributed to the bond to ensure the refund process goes smoothly at the end of a tenancy.

In New South Wales if there is a change in tenants and the original names on the Bond Lodgement form will be different, fill in a ‘Change of Shared Tenancy Arrangement form’ to have bond transferred to the current tenants.

Steps to complete

  • Download the Change of Shared Tenancy Arrangement form above
  • Print and fill in all the sections that are required
  • Make sure you have it signed by the person/s moving out, the person/s moving in and you as the landlord need to sign it as well.
  • Once the form is complete send it to RENTAL BONDS Locked Bag 9000, Grafton NSW 2460

Bond Change of Tenants VIC

In Victoria if a tenant or resident changes during the lease the landlord and the incoming, outgoing and any continuing tenant or resident, must complete and sign a Tenant Transfer form to change ownership of the bond.

Steps to complete

  • To complete a Tenant Transfer Form click the link above to access RTBA online
  • Ensure popups are enabled, enter your bond ID and family name
  • Select ‘landlord’ and then ‘search’
  • Select ‘Transfer this Bond’ and follow the prompts
  • Once you have completed the form, print, sign and pass onto tenants to sign
  • Mail the completed form to RTBA, Locked Bag 007 Wendouree VIC 3355

Tips

  • The RTBA does not make part-repayments on bonds. Adjustment of contributions to the bond between outgoing and incoming tenants or residents is a private matter between those parties. The RTBA will only record the name of the new tenant or resident.
  • Tenant Transfer forms must be sent to the Residential Tenancies Bond Authority (RTBA) within five days of the new tenant or resident moving in.
