A tenant has a right to reasonable peace, comfort and privacy during the tenancy. The property owner/agent must not interfere with a tenants 'quiet enjoyment' of the property. This means that a property owner/agent cannot come onto the property whenever they choose. Certain rules apply when visiting the property.

Steps to complete

  • To find out when you need to give written notice and when you don't need to give notice to enter your property visit the link above
  • Once you have established the reason you need to enter your property and whether you need to give written notice or not, create a letter for your tenant letting them know when and why you are coming
  • Give the letter to your tenant

Tips

  • It is always a good idea to chat to the tenant and negotiate a time that you can enter the premises that suits both of you before you write up the final notice of entry letter.
